The communities covered, and who permits each one
Nanaimo Roofers covers the City of Nanaimo, the District of Lantzville and the rural electoral areas around them. The 4 areas we've written up below are the ones we work in most: Departure Bay and North Nanaimo, Lantzville, Cedar and Gabriola Island.
Two houses fifteen minutes apart can fall under different building departments, with different bylaws and different forms. We work out which one covers you.
What changes between communities
The permit answer changes with the address, and so does the access. A Gabriola job is staged around a ferry. A Cedar acreage may fall under an exemption that does not exist inside city limits. A Departure Bay bungalow is straightforward on both counts and exposed on a third — wind.
What does not change between communities
How we build it. We hold the same minimum slope for every covering whichever authority the address falls under, vent to the same ratio, and keep the same 50 mm minimum on head and end laps. We set out which authority issues the permit for each community in the roofing permits guide.
Access is the other variable
A bin, a crew and several tonnes of material have to reach the property and leave again. We look at access on the same visit as the roof, so the price accounts for it. The square-foot ranges behind a quote are set out in what a new roof costs.
